Independent scores for real estate deals
Early days, in beta

Great deck. Strong numbers. But who else has looked at the deal?

Maybe it's your retirement savings. The webinar was friendly, and there's a deadline. We built Zego RE for that quiet moment before you decide. Every deal we list gets its own independent score for safety and upside, a second opinion from someone who didn't put it together.

Two scores and a tier per deal
For self-directed IRA and accredited investors
Same questions. Every deal. Every time.
Look first. Then decide.
The short version
We don't put deals together. We score them.
The gap

The people telling you a deal is good are often the ones raising money for it. They may be great at what they do. It's still one voice, so you only hear one side.

Our answer

So Zego RE adds a second voice. Our scoring, called APEX, looks at each deal from the outside, so you hear more than one side.

Who it's for

You, if you invest through a self-directed IRA or as an accredited investor and want an outside opinion first. Sponsors can send in their deals for review, and IRA custodians have their own view of the platform.

Where we are

We're early, we're in beta, and we're founder-led and self-funded. The web app and APEX scoring are live, and the example deals on these pages are samples. Our typed analyst chat is still being tested. Live data feeds, in-app support chat and voice aren't switched on right now.

A second look
You'd get an inspection on a house. Why not a second look at a deal?
A house
is looked over by someone other than the seller before most of us buy it. We wouldn't have it any other way.
A deal
is usually presented by the team putting it together. That's a fine place to start. It shouldn't be the only look you get.
Ask yourself:
When you looked at your last deal, who told you it was a good one?

Have you ever closed a webinar feeling sure, then wondered later what you forgot to ask?

The people selling a deal shouldn't be the only voice you hear. That's why we built APEX.
Why Zego RE
Walk into your next deal with your own questions.

Not only the sponsor's answers. While we do our market research, there's no charge for anything. We plan to earn our fees from the sponsors who list deals with us, and every deal still gets the same questions. Investors don't pay us to sign up, look around, invest or receive distributions.

The deal

What APEX looks at

The location, the market, the numbers and the risks, using the sponsor's figures and public data. Then each deal gets a safety score, an upside score and a tier.

The sponsor

A look at who's behind it

APEX weighs the sponsor too: their track record, what they have on record with the SEC and the company behind the deal. What it finds goes into the score.

The choice

The decision stays yours

A score sits beside the pitch, not in place of it. Ask your own questions, talk with your own advisors, then decide. Every investment carries risk, and a good score doesn't change that.

Where the scores come from
The sponsor's numbers, read alongside public records.
County
Property records
What the assessor's office and local maps show about the property itself.
Public
The local economy
What Census and FRED data say about the area around the property.
SEC
Sponsor filings
Past offerings a sponsor has filed with the SEC.
In Progress
Paperwork help
We're also building tools for filings, e-signatures and required checks. They aren't live yet.

What if you had a second opinion before the wire, not after?

About Zego RE

Before the wire, not after.

Zego RE gives commercial real estate deals an independent score, so you can take a second look while there's time to ask questions. Here's why we started, and where we are today.

Our Mission

We don't put deals together. We score them.

Our job is to look at a deal and give it a score. We don't tell you what to buy. We just want you to hear more than one side before you decide.

Our Vision

A world where you walk into every deal with your own questions, not only the sponsor's answers.

If you invest through a self-directed IRA or as an accredited investor, we want a second look to be easy to get, and easy to understand. Then the call is yours.

Our Story
It started with one question.
How Zego RE began

Large investors often have someone outside a deal check it before any money moves. We kept asking: why should it be any different when it's your own retirement savings?

Many people investing on their own get a polished deck, a friendly webinar and a deadline. That can be a fine start. But it's hard to know what to ask when every answer comes from the same place.

So we built APEX to be that outside check. It looks at the location, the market, the numbers and the risks of each deal. Same questions. Every deal. Every time.

How We Plan to Earn
No fee to join or invest
You don't pay us to create an account, look around, invest or receive distributions.
Our plan: sponsors pay
We plan to earn our fees from the sponsors who list deals with us. We'd rather you know that up front. APEX scores every deal the same way, whoever is behind it.
While we're in our market research phase, we don't collect payment for any feature.
Where We Are

What We're Building for You
A score you can set beside the pitch
Each deal gets a safety score, an upside score and a tier. Read it next to the sponsor's deck and see where they agree, and where they don't.
A look at the people behind the deal
Their track record, regulatory history and company details, to help you decide what to ask the sponsor before you sign.
Testing now, more on the way
Our typed analyst chat is being tested now. Live data feeds, in-app support chat, voice and investor reporting aren't switched on yet.
The paperwork side, in progress
We're building tools for filings, investor identity checks, screening and record keeping. Some aren't switched on yet.
Made with retirement savings in mind
For people investing through a self-directed IRA and for accredited investors, with a separate view for IRA custodians.
Encrypted, and watched for downtime
Your connection to the site and app is encrypted, and we check every hour that the platform is up and running.

How it works

What would you want to know before you commit?

Here's what our scoring, APEX, looks at, and what else you'll find inside. Where something is still being built, we say so.

01

Risk and upside, side by side

APEX gives each deal a safety score, an upside score and a tier, so you can weigh the risk against the potential.

02

When something looks off

Returns that sound too good to be true? A price that doesn't match the market? APEX looks for signs like these and lowers the score. That's your cue to ask more questions.

03

What if the market turns?

You can test a deal against a mild, moderate or severe downturn and see how it might hold up. It's easier to look at the hard days on paper than to live through them.

04

Paperwork help for sponsors

Filings, confirming who qualifies to invest, and keeping records. We're still building this part.

05

Investing through your IRA

Start with the deals their sponsors mark as IRA-eligible, then check with your custodian. It's your retirement savings, so the extra step is worth it.

06

Who's running the deal?

You're not only choosing a building. You're trusting a team. APEX looks at the sponsor's track record and any legal or regulatory history, so you can judge the people as well as the property.

07

Ask in your own words

Type a question about a deal, like what could go wrong or what a number means, and get a written answer. It's information, not advice, and this chat is still being tested.

08

A deal's papers in one place

Offering materials, appraisals, agreements and the score report, kept together instead of scattered across your inbox. This part is still being built.

09

Your investments at a glance

The deals you've invested in here, plus new ones to look at, on one page instead of a stack of quarterly PDFs.

A closer look
Investor, sponsor or custodian, there's a view for you.

Here's what you'll find once you sign in. Scores, the listings and your dashboard are open in our beta today.

Scores beside the numbers you'd check anyway
Open a deal and its scores and tier sit right next to the cap rate, the target return and the minimum to invest.
Scored listings to explore
Browse the scored listings in our beta and open any one to see how its scores read. A listing here is something to look at, not a recommendation.
What APEX looks at, and what it can't
APEX draws on public records, like SEC filings, county property records, Census data and Federal Reserve economic data (FRED). It doesn't visit the property or check the paperwork, so think of a score as a second look, not an inspection.
For sponsors with a deal
Want a fresh, outside read on your deal? Send it in for review, and see how the listing will look to investors before it goes live.
Keep an eye on it after you invest
See your portfolio's value and how each investment is doing, without digging through statements.
Start with the higher scores
Quick filters such as A-Tier+ and High Safety 70+ narrow the list to higher-scoring listings. Think of it as where your homework begins, not where it ends.
Before the wire, not after
Read the scores and jot down anything you'd like to know more about. Then take those questions to the sponsor and to your own advisors.
A second opinion, not a verdict
A score is information, not advice. It's there to help you ask better questions, and the call stays yours. Every investment carries risk, including losing money, and a good score doesn't change that.
For IRA custodians
If you look after self-directed IRAs, you'll have your own view of the investors you serve here, with their distributions, active deals and pending transfers. This part is still being built.
